Who is Irma Brainard?
I'm a New Jersey real estate agent with Weichert Realtors (Upper Montclair office), licensed since 2017. I help home sellers and buyers in Rockaway Borough, Morris County and across North Jersey, with a focus on residential sales and short sales. Before real estate, I was a costume designer for Broadway, TV and film, so I pay close attention to how a home looks and feels to buyers.

How do you decide what my home should list for?
I prepare a detailed comparative market analysis that looks at recent sales near you, homes currently competing with yours, what's under contract, and your home's condition and updates. I walk you through the numbers so you understand the price and the strategy behind it.
How will you prepare and market my home?
Before listing, I give you clear prep and staging guidance on what's worth doing and what isn't. Then your home gets professional photos and video, the MLS, targeted online ads and social media, and the reach of the Weichert network.
How long does it take to sell a home in Morris County?
It depends on price, condition, town and time of year. Homes that are priced right and well prepared tend to sell faster and for more, while overpriced homes tend to sit. I'll show you current local numbers for your town before you list.
What does it cost to sell a home in New Jersey?
Typical seller costs include the real estate commission, your attorney's fee, the New Jersey realty transfer fee and paying off any mortgage, plus any repairs or credits you agree to. I'll give you an estimated net sheet so you know what to expect before you list.
Do you help with short sales?
Yes. Short sales are one of my specialties. If you owe more than your home is worth, I can explain how the process works, what the lender needs and what a realistic timeline looks like.
What is attorney review in New Jersey?
In New Jersey, a contract prepared by a real estate agent has a three-business-day attorney review period. During that time, either side's attorney can review the contract, request changes or cancel it. I guide you through it and work closely with your attorney.
