Bio
I’m Irma Brainard — a Rockaway‑based Realtor who believes real estate works best when it’s grounded in honesty, emotional intelligence, and a clear plan. I help Northern NJ homeowners buy and sell with confidence by giving them the information they need, the strategy they deserve, and the calm they often didn’t expect. I've been licensed in New Jersey since 2017 and work with Weichert Realtors out of the Upper Montclair office, focusing on residential sales, with short sales as one of my specialties.
Before real estate, I spent years working behind the scenes on Broadway and television as a wardrobe designer and production specialist. That world taught me precision, timing, communication, and how to keep people steady in high‑pressure moments — skills I now use every day with my clients.
I’m a parent, a community advocate, and someone who genuinely loves helping people understand their options. Whether you’re preparing your home for market or trying to figure out where to start as a buyer, I’m here to make the process feel lighter, clearer, and more manageable.

I live in Rockaway Borough and focus my business in Morris and Essex County. I also have a deep understanding of Northern NJ, having lived in Hudson, Bergen, Middlesex, Essex, and Morris County — and spent more than a decade commuting into NYC by train, bus, and car. That lived experience gives me a real, practical understanding of the neighborhoods, commuter patterns, and local nuances that shape how people buy and sell here. Towns I work in include Rockaway Borough, Randolph, Succasunna, West Orange, Bloomfield, Clifton, Woodland Park, Lyndhurst and Wood-Ridge.
