Rockaway Borough attracts buyers who want a walkable downtown, a reasonable commute and good highway access. To get the strongest price, your home needs to be priced from real local data and presented well. Here's how I help sellers:
Every New Jersey town sets its own resale rules, and sellers often find out about them too late. In Rockaway Borough, the borough's “Requirements for Selling Your Home” sheet lists three things to take care of before closing:
Call the Rockaway Borough Fire Department at 973-625-3473 to schedule the inspection. The inspector checks for:
Book early: the fee goes up the closer you are to closing.

Call the water clerk at 973-627-2000, ext. 223. The fee is $60 with at least 72 hours' notice and $95 with less.
Taxes must be current through the closing date. The Tax Collector's office can confirm what is owed.
Fees are from the borough's requirements sheet dated October 1, 2022. Confirm current fees with the borough before you schedule.
When we list your home, I put these on our calendar right away so nothing holds up your closing. If a buyer wants to see the history of permits on a home, that is requested through the borough clerk with an OPRA (public records) request.
Many buyers come to Rockaway Borough from elsewhere in North Jersey or from New York City. I'll give you an honest picture of the commute, property taxes and how the borough compares with nearby towns like Denville, Rockaway Township and Randolph, so you can decide with confidence.

One of my favorite nights of the year is the Dark Lake Spooktacular, a Halloween event that Rockaway Borough and Rockaway Township recreation run together around Park Lake. Visitors walk the path around the lake after dark, trick-or-treat at booths decorated by local residents and businesses, and stop for hot chocolate and cider. It's one of the biggest community events of the year.
Park Lake is also home to free Sunday afternoon summer concerts at the gazebo, run by Rockaway Township. For upcoming dates, check the Rockaway Borough Recreation page.
The borough requires a Fire Prevention Certificate from the Fire Department (working smoke and carbon monoxide detectors, a portable fire extinguisher and a visible house number), a final water reading from the Water Department, and property taxes paid in full before closing.
According to the borough's requirements sheet, it costs $55 if you schedule 10 or more business days before closing, $90 at 4–10 business days and $200 at fewer than 4 business days, plus $40 for each re-inspection. Confirm current fees with the borough.
The average residential tax bill was about $10,100 in 2024, a little lower than Rockaway Township and Denville (about $11,200 each). Taxes are paid quarterly, due February 1, May 1, August 1 and November 1.
After Lincoln School and Thomas Jefferson Middle School, students attend Morris Hills or Morris Knolls High School in the Morris Hills Regional District, depending on where they live in town.
There's no train station in the borough, but Lakeland Bus Lines Route 80 stops on East Main Street and at the Rockaway Townsquare park & ride, with service to the Port Authority Bus Terminal. Commuters who prefer the train use the NJ Transit stations in Denville or Dover, on the Morris & Essex and Montclair-Boonton lines.
