Selling or Buying a Home in Rockaway Township, NJ

A local guide from Irma Brainard, Weichert Realtors — a Realtor licensed in New Jersey since 2017 who lives in Rockaway Borough, right in the middle of Rockaway Township.

Why buyers love Rockaway Township

Rockaway Township wraps all the way around my hometown of Rockaway Borough, so it's my backyard. It's a big township, about 46 square miles, with a lot of variety: lake communities like White Meadow Lake and Lake Telemark, neighborhoods near Mount Hope and Hibernia, wooded state parks and reservoirs to the north, and quick access to I-80 and Rockaway Townsquare to the south. Buyers come here for lake living, more house and land for the money, and a bus straight to Manhattan.

What the township requires before you close

Every New Jersey town sets its own resale rules. In Rockaway Township, you need a certificate of compliance for smoke alarms, carbon monoxide alarms and a portable fire extinguisher before the home changes hands.

1. Smoke alarm, carbon monoxide and fire extinguisher certificate

Send the township's Smoke Certification Application with payment to the Bureau of Fire Prevention, 65 Mount Hope Road, or call 973-983-2865. The inspection isn't scheduled until the application and payment are received. The inspector checks for:

  • 10-year sealed-battery smoke alarms on every level and outside the sleeping areas
  • Carbon monoxide alarms near the sleeping areas if the home has fuel-burning appliances or an attached garage
  • A portable fire extinguisher (rated 2A-10B:C) within 10 feet of the kitchen, mounted no higher than five feet
When you applyFee
More than 10 business days before closing$45
4–10 business days before closing$90
Fewer than 4 business days before closing$161

The certificate is good for six months.

2. Property taxes and utilities current

Taxes and any water or sewer charges should be paid through the closing date. The Tax Collector's office can confirm what is owed.

Fees and requirements are from the township's Smoke Certification Application (2025). Confirm current fees with the township before you apply.

When we list your home, I put these on our calendar right away so nothing holds up your closing.

Many buyers come to Rockaway Township from elsewhere in North Jersey or from New York City, often for lake living. Lake communities can have their own membership dues and rules, so I'll walk you through those along with the commute, property taxes and how the township compares with Rockaway Borough, Denville and Randolph, so you can decide with confidence.

A town favorite: the Christ Church Easter egg hunt

Every spring, the Saturday before Easter, Christ Church on Green Pond Road hosts a free community Easter egg hunt, and it is massive. Tens of thousands of eggs are spread across the fields, with separate hunts by age group, and the whole field empties in minutes once the hunt starts. It's one of the biggest community events of the year in the township and a lot of fun to see. Registration is free but required, so check Christ Church's Easter page for this year's date and times.

Rockaway Township and Rockaway Borough recreation also team up every Halloween season for the Dark Lake Spooktacular at Park Lake, and in the summer the township hosts free Sunday afternoon concerts at the Park Lake gazebo.
