West Orange is an Essex County township that climbs the First and Second Watchung Mountains, so some neighborhoods sit in the valley near downtown Main Street and others are up on the ridges. It's home to the South Mountain Reservation, Turtle Back Zoo, Eagle Rock Reservation and the Thomas Edison National Historical Park.
I lived here for years and commuted to Manhattan, so I can give you an honest picture: there's no train station in town, and the commute takes planning. What buyers get in return is a wide range of homes, from colonials and split-levels to condos and townhomes, plus a lot of green space.
West Orange buyers often compare it with Livingston, Verona, South Orange and Montclair. Getting through the township's resale inspection smoothly is a big part of a successful sale here. Here's how I help sellers:
Every New Jersey town sets its own resale rules. West Orange requires a Certificate of Continued Occupancy (CCO) before a home is sold or rented, and it's a full inspection, not just smoke detectors.
Apply to the Township of West Orange at 66 Main St using the residential CCO application. Zoning Enforcement and Property Maintenance: 973-325-4119. A CCO inspector and a property maintenance inspector check more than 20 items, including:

If only minor items need fixing, the township can issue a temporary certificate with 30 days to complete them.
Water service is from New Jersey American Water, so the final reading goes through them. Sewer and property taxes are billed by the township and should be paid through closing.

Every June, downtown Main Street turns into the West Orange Street Fair, with crafters, food vendors, a car show and a beer and wine garden. The same day, the National Park Service holds Edison Day at the Thomas Edison National Historical Park, with free admission to the lab complex.
