What the township requires before you close

Every New Jersey town sets its own resale rules. In Lyndhurst, you need a smoke and carbon monoxide alarm certificate from the Bureau of Fire Prevention before the home changes hands.

1. Smoke detector and carbon monoxide alarm certificate

Apply to the Lyndhurst Bureau of Fire Prevention, 253 Stuyvesant Ave, with the township's application and a check payable to the Township of Lyndhurst. Questions: 201-933-3079. The inspector checks for a smoke detector on every level and carbon monoxide alarms outside the sleeping areas. New Jersey also requires a portable fire extinguisher near the kitchen at resale, so plan on one and confirm with Fire Prevention.

2. Permits and Certificate of Continued Occupancy

The township code includes Certificate of Continued Occupancy fees, so ask the Building Department early whether your property needs one, and close out any open permits before listing.

3. Taxes and water current

Taxes and water are billed by the Tax Collector (201-804-2457) and should be paid through the closing date.
