Why buyers choose Jersey City

Jersey City sits right across the Hudson River from Lower Manhattan, with four PATH stations, ferries and the Hudson-Bergen Light Rail. Housing ranges from waterfront high-rises and newer condos Downtown to restored brownstones around Hamilton Park, Van Vorst Park and Harsimus Cove, and two- and three-family homes in The Heights, Journal Square, Bergen-Lafayette, Greenville and the West Side.

  • Property taxes: the average residential tax bill in Jersey City was about $10,600 in 2024 (NJ Division of Taxation). Taxes are paid quarterly, due February 1, May 1, August 1 and November 1. Many newer buildings have tax abatements, so the bill on a specific condo can be very different from the average.

What the city requires before you close

Every New Jersey town sets its own resale rules. Jersey City does not issue a new Certificate of Occupancy when a home is sold. What sellers of one- and two-family homes, attached homes and condo units do need is a fire safety certificate.

1. Smoke alarm, carbon monoxide alarm and fire extinguisher certificate

The Jersey City Fire Prevention Bureau, 2 Jackson Square (356 Martin Luther King Dr.), issues the Certification of Smoke Alarm, Carbon Monoxide Alarm & Portable Fire Extinguisher Compliance. Fill out the city's form, have it notarized, and bring it to Fire Headquarters with payment and the keys, then meet the inspector at the property. Call 201-547-4255 with questions. The inspector checks for:

  • 10-year sealed-battery smoke alarms on every level and outside the sleeping areas
  • A carbon monoxide alarm near the sleeping areas
  • A portable fire extinguisher (rated 2A-10B:C) within 10 feet of the kitchen, serviced within the last 12 months

The city's form lists a flat fee of $75.

2. Rental units: lead-safe inspection

If the property includes a rental unit built before 1978, Jersey City requires a lead-based paint inspection at tenant turnover or every three years. The Division of Housing Preservation handles it (201-547-4821).

3. Taxes, water and sewer current

Property taxes and Jersey City Municipal Utilities Authority (JCMUA) water and sewer charges should be paid through the closing date. JCMUA customer service: 201-432-1150.
